Our beautiful home, The Ministry of Magic provides an idyllic life on the water, blending a balance of contemporary living with a country feel.
She is a 60’ x 12’ ft widebeam canal boat and built by Dave Clarke Boat Builders in 2014, however has had a total refit in 2017.
She comprises a large and spacious living room, ideal for unwinding in your own space, as well as hosting for friends and family due to its open and flow through layout.
The living room shares its space in an open plan format to the kitchen and dining space. The kitchen is a bespoke build, showcasing a marble top breakfast bar and island, which for us has become the heart and soul of the boat. The kitchen consists of a large SMEG fridge/freezer, a belling dishwasher and a large Kenwood 5 hob gas oven, all of which will be left with the new owners of the boat.
The rest of the boat gives space to a utility room upon entrance, where we store our washing machine (again which will be left to the new owners). This utility room provides the perfect space for coats and bags, muddy boots and shoes and plenty of storage space for whatever is needed. We have found this room to be essential for easy boat living. This room has considerable dimensions which could lend itself to a refurbish if you felt an additional bedroom or office space would serve you better.
The bedroom is a calming space with a very generous size for plenty of relaxed evenings, slow mornings and a lot of free space to enjoy time spent in there. The bedroom also has newly fitted bespoke built wardrobes, storage space and a record/book shelf unit which gives a zen yet organised feel to the room whilst also feeling light, airy and spacious.
In the bathroom we have a cassette toilet, fitted sink with drawer spaces and a full sized shower.
Our hot water runs from our central heating system which you can run either with the heating or isolate just the hot water - this is done by simply adjusting the lever to the system and is straightforward, quick and easy. The hot water is also heated when the engine runs. We have found our water to be super warm and lasts with enough time to enjoy a nice long hot shower.
We recently had our central heating system fitted which has been a game changer! We have two double radiators in both the living room and the bedroom as well as a single radiator in the bathroom. This heats the boat extremely well and is very efficient to run.
The engine on The Ministry of Magic is a Barrus Shire engine, 70hp Diesel. Our engine is regularly serviced and we have found it to be an incredibly reliable system. We regularly have taken the boat out for long cruises and she is a smooth and solid machine and starts first time, every time!
The boat is spray foam insulated, has 4 solar panels on the roof, a 3000l water tank, 200l diesel tank and in the gas locker we have hooked up two 13kg calor gas - so when one runs out, it’s a simple switch to the other one. Alongside our central heating we have a multi fuel burning stove, which is super cosy on relaxed evenings in.
Our hull is steel and painted in a bright and inviting blue with plenty of deck space, both out the front and the back to enjoy long summer nights on the boat.
The BSS is due for renewal in July, however we have just had this redone, ready for the new owners.
We are sad to be selling our floating home but in an unexpected turn of direction in our lives, we are moving from Manchester to Dorset and sadly, bringing our boat with us, no matter how much we would like to, just isn’t going to be possible for us.
We really hope to sell the Ministry of Magic to someone who will enjoy living on her as much as we have.
